Shortlist the right property

  • Test commute, school, clinic, shops, transport and community access.
  • Ask what is included, furnished and working.
  • Check building access, lift, safe space, noise, construction and parking.
  • Confirm whether the person advertising has authority to let the property.

Understand the full cost

  • Monthly rent and indexation or renewal terms.
  • Arnona, utilities and Va’ad Bayit building charges.
  • Agent fee, legal review, moving and basic furnishing.
  • Deposit, guarantee, guarantor, bank instrument or post-dated payment requirements.
  • Repairs, air-conditioning, appliances and insurance responsibilities.

Contract questions

  • Exact parties, property and term.
  • Payment dates, currency, increases and late-payment consequences.
  • Repair duties, access by the landlord and emergency work.
  • Break clause, subletting, renewal and early termination.
  • Return of security and condition required at the end.

Do not sign a contract you do not understand. Use an independent lawyer and obtain explanations of the Hebrew text.

  • Dated photographs and video.
  • Signed inventory and list of defects.
  • Meter readings, keys and access devices.
  • Contact route for repairs and emergencies.
  • Receipts for every deposit or payment.
